> TITLE ABSTRACTING, TITLE INSURANCE

Allegiance Title has a full time Abstractor on staff with direct access to the Clerk of Court’s records on most Louisiana parishes. This allows us to get your title search back to you within 24-48 hours in most cases, depending on the complexity of the search. We also have a full time attorney on staff to handle title examinations. We do a full 30 year search on all purchase transactions to ensure that your title is free and clear from defect.

Allegiance Title offers a full range of real estate services, including Acts of Donation, Contributions of Capital for your LLC and a variety of owner financing options.

> BUILDER SERVICES

Our team will help you with all the paperwork required when building a home … without the hassle.  Title insurance underwriters require the opening and closing of a lien period toward the end of construction.  This is a statutory time when materialmen can file liens against the property for payment of unpaid or disputed invoices.  These liens will “prime” (or come before) any other lien on the property and will be dominant in priority over an existing mortgage.  Without opening the lien period and allowing the time to run (30 to 70 business days), materialmen can file liens against your property for non-payment at any time, even after you have taken title.  You would then be responsible for satisfying the lien.   We will prepare and record all the necessary paperwork for you to keep your final closing running clean, smooth and on-time.
